Victory Ranch - Lodge Improvements

There is need to upgrade and refurbish the lodge at Victory Ranch. This project is designed to:

Hire an HVAC company to update and replace portions of the current HVAC system in the lodge (which is currently limping along with added window air conditioners and a woodburning fireplace to supplement the inadequate heating and cooling. The old main air handler has a jury rigged condensate pump in a plastic bag which has leaked and damaged the main stairwell sheet rock.)

We have a quote from Cola Bear Cooling, a local company, to provide the HVAC portion. It includes two new minisplit condensers and heads and re-routing current duct work for proper efficiency and replacing the current condensate pump. It also includes new thermostats.

Hire an electrician to Install electric subpanel for the new units.

Eric and Janet Thimell, Victory Ranch Directors, will purchase materials and build new loft wall at the top of the spiral stairwell to include a window and a door and a space to mount the new minisplit head.

Eric and Janet will refurbish the existing kitchenette in the upstairs apartment. This will include replacing some old carpet with tile to match the existing adjoining tile, repairing or replacing cabinet fronts as needed.

The cost is estimated to be $10,000.
